Consultations are free of charge. Because we sell in volume, developers give us preferential prices and conditions, often better than their standard package, and we pass those on to you. On new developments we are paid through the standard developer commission, so there is no direct fee to you as the buyer.

A short call or Zoom confirms your goals: yield versus appreciation versus lifestyle use, budget, financing, timeline, and any interest in a residence permit. Afterwards your consultant sends a tailored shortlist with pricing, floor plans, payment plans, and projected ROI for matching projects.
Typically 2 to 4 matched projects or units, not the full catalogue. In Batumi we visit them together. Remotely you get video walkthroughs, floor plans, location context, and developer materials, with a live video call on request.
Once you choose a unit, a reservation deposit holds it and a reservation agreement confirms the unit, price, and payment schedule. Be aware: the reservation deposit is non-refundable.
The pre-sales contract is e-signed remotely. We coordinate with the developer and connect you to independent lawyers and notaries for due diligence and ownership registration. Final registration requires either your in-person attendance in Georgia or a Power of Attorney. We stay the coordinating point of contact throughout.
At completion we coordinate with the developer and, where applicable, the property management company for rental setup. We remain available after the purchase for questions on management, rental performance, resale, and follow-on transactions.
