Gate by Artex

Gate by Artex is a premium-class residential complex in southern Batumi, near Batumi International Airport, developed by Artex. It is a roughly $22 million project of 514 apartments across 8 to 10 floors, with a commercial ground floor, six elevators, around 200 parking spaces and EV charging.

Location

The complex sits on Giorgi Antsukhelidze Street in the city's southern district: about 2 minutes from the sea, 2 to 3 minutes from the airport, 5 to 7 minutes from Metro City Mall, and 10 to 15 minutes from the centre, with the Sarpi border crossing roughly 10 to 12 minutes away. Because the site falls inside the airport's height-restricted zone, neighbouring plots cannot be built up with high-rises, so the sea and city views are protected.

The building

Apartments range from compact studios of 24 to 27 square metres to one-bedroom layouts of 50 to 60 square metres and larger two-bedroom homes. Units are delivered in white frame or fully renovated condition; furniture and appliances are not included. The building is gasified and fully serviced, with a reinforced-concrete frame engineered for seismic loads, soundproof glazing and an aluminium-composite facade.

Amenities

Indoor and outdoor swimming pools, with the outdoor pool heated and fitted with a transformable cover, plus a children's pool, a fitness centre, a panoramic restaurant, a coworking space, a landscaped courtyard, and 24/7 reception and concierge.

A note on numbers

Gate by Artex is under construction, with a build programme of about 36 months and no confirmed handover date yet. Artex's materials describe strong rental and capital-growth potential from the southern district's development and year-round airport demand, but publish no guaranteed yield.
