
Azure Tower is a 50-floor mixed-use development on Batumi's first coastline, in the historic centre on Rustaveli Avenue, about 100 metres from the sea and the Boulevard. The structure is complete and interior finishing is underway, with full operation scheduled for the end of 2027. Under one roof it brings together private residences, a Swissôtel-branded five-star hotel, a casino, a spa and wellness centre, restaurants, business and co-working space, and underground parking.
The tower is built around four separate flows: hotel guests, casino visitors, business tenants and residents, each with its own entrance. The mix is designed to draw demand across the whole year rather than only the summer season, supporting non-seasonal income, capital growth and liquidity. Residents share the address and infrastructure of a managed five-star building.
A Swissôtel five-star hotel anchors the building. Private residences are delivered turnkey and managed. A 3,600 m² business hub offers Class A offices, conference halls, meeting rooms and co-working with their own entrance and lift bank. Entertainment runs from a 2,100 m² ground-floor casino to a full spa, fitness centre and indoor pool, beauty cabinets, a la carte and Turkish-cuisine restaurants, and a 1,200 m² open-air terrace.
Azure Tower Management Company is led by senior hoteliers, including former board members of TÜROB (the Turkish Hotel Association) and Skal International, the same team that oversees Swissôtel operations. Owners of managed residences reserve two months a year for their own use, and for the rest of the year the unit is placed in the managed rental pool. A dedicated owner portal gives real-time access to occupancy, financials and property condition from anywhere.
Azure Tower is built by 5M İnşaat (Five Engineers), through its Georgian entity MC Construction, a contractor with more than 25 years of government-level work and over 1,000,000 m² delivered. Before construction began, the façade, glazing and structural elements passed independent verification. The building uses a marine-grade Kleidco aluminium façade engineered for the Black Sea coast, triple Low-e panoramic glazing that removes the condensation and mould risk of single or double glazing, Mitsubishi high-speed elevators with separate residential and hotel banks, Hisense VRF climate control, and Geberit Swiss plumbing.
Five distinct layouts: studios from 30 m², one-bedroom apartments from 48 to 66 m², and two-bedroom apartments from 80 m². Every residence has floor-to-ceiling panoramic windows, individual climate control and a dedicated electricity meter. Apartments are delivered fully furnished and equipped, with a choice of three interior packages.
The structure is already complete, so a buyer is entering a finished asset rather than financing an off-plan promise. Pricing is at the pre-launch stage and is set to change once the public launch opens. Handover and the start of the rental phase are scheduled for Q4 2027.
