Blue Sky Tower is the first Holiday Inn Resort in Georgia, developed by Like House on the Alley of Heroes in Batumi, about 500 meters from the sea and beside the stadium. The building is constructed, with its official opening in October 2025; following a testing period, owner rental income began from around June. The Holiday Inn hotel rooms and infrastructure occupy several floors, with a full grand opening planned roughly two years out. The hotel operation is overseen by HSC Group.
This is the most important thing to understand about Blue Sky, and the two blocks should not be read as one blended offer.
Block A is the investment block. Apartments are sold turnkey and placed under a 10-year hotel management agreement, with resale permitted within that period.
Block B is the residential block. Apartments are sold as white frame, so the buyer renovates and furnishes the unit and may rent it independently, with no management agreement. Block B also includes a business center.
Pricing starts from about $52,560 for a Block B studio. Block A apartments are priced from around $2,450 per square metre and Block B from around $1,800 per square metre, per Like House's price list. Payment is interest-free over 13 months, with bank financing available through TBC Bank.
Block A enters a rental pool under the 10-year hotel management agreement, split 60% to the owner and 40% to the management company, which covers operations, VAT, maintenance, marketing and cleaning. The materials target around 12% annual ROI and write a guaranteed minimum return into the contract, citing at least 8% a year. Treat the 12% as a projection rather than a promise, and confirm the current guaranteed minimum and full price list before reserving. Block B carries no management agreement, so its owners rent independently.
